The benefits of staging your property when you plan to sell are protecting your equity and a faster sale. With the market becoming stronger buyers are more price sensitive and less interested in taking on projects. Staging can help tailor your property to become desirable to your particular market. 

Home sellers may be hesitant to invest any money into their properties when they are ready to sell.  Although with a minimal investment, it can shorten the time the house is on the market. Buyers can see it as “their” home, not one that “someone else lives in”.

Money spent on staging should be considered an investment. Consider your house. It is one of the largest investments most likely you have made. When it’s time to sell don’t you want to protect your investment and receive the highest return you can on that investment? Staging will protect your investment because it will assist in the marketing of the product. If the product presentation is desirable, the buyers will create their demand for it. The more buyers interested in the product aka home, the faster and stronger the sale.

Home buyers are looking not only for a required amount of rooms, bathrooms etc. they are looking for a house that has style.  Buyers purchase with their emotions.  The benefits of staging are typically seen immediately when the house is listed for sale. Keep in mind staging is not just removing personal pictures and the clutter. It is creating an ambiance, highlighting architectural details, and downplaying any negative features of a property. It assists in the marketing of a property.  A professional stager is objective and evaluates the property through the eyes of a buyer.

Another plus of benefit is that staging as part of home selling costs may be deductible. Contact your CPA to see if staging costs can be deductible in your state to get your house sold.

When talking with your agent, ask if they will help you connect with a professional stager, it should be part of their marketing package to get your house sold! Having the right packaging is important to get buyers motivated.
