Property Preparations Prior to Selling

Property preparations are imperative when selling; say that ten times fast!

Seriously though, I was recently talking with a realtor that did not understand the importance of this. She was telling me of a home that she just listed and the interest was due to the low price. I was surprised because the property as I remembered was nice and in a very desirable area. The problem was that the property owner did not understand what she meant by cleaning and de-cluttering. Really now, who does? Sounds to me like a New Year’s Resolution that you never do!

So what does that really mean when you are selling your property? It means something different to every household because every house is different. When I go on a consultation I may find that the client is very clean and has little de-cluttering to do, BUT has a lot to do prior to putting their house on the market. Why? Because in order to sell quickly in the housing market today, and to sell at close to top dollar you have to ensure that you are marketing to your buyer.

 To ensure that you are creating a “package” that a buyer will desire a home stager will look at many factors throughout the house. We determine what needs to be a seller’s priority, and how to generate the most interest in a property. During the consult we:

  • Will evaluate what needs to be eliminated vs. just telling you to “de-clutter” so you do not create a sterile environment that might turn off buyers.
  • Study the features in a home that appeal to buyers and enhance them to connect with buyers.
  • Consider updates that will give you a bang for your buck and make your home look more up-to-date.
  • And will assist the seller in acquiring a presentation that will resonate with buyers online and in person.

Home staging is actually part of the total marketing mix, done prior to listing. The home seller that includes this, statistics have shown, will reap top dollar on their biggest investment; their home. If you are selling a car, most likely you will detail it before you advertise it right? Why would you not do the same with your house? The investment in your home most likely was much greater, so it only makes sense to put more of an effort and consideration towards it prior to selling. Need help?
