The Savvy Real Estate Agent

By October 8, 2018No Comments

The savvy agent realizes the importance of staging properties on the market today. A savvy agent collaborating with a stager will save a seller time on the market.  Statistics have proven that staged homes sell faster and for more money than those that are not staged. A savvy agent that uses professional staging sells their properties faster. Staging a house actually becomes an effective marketing strategy for everyone.

Experts Take On Staging

Savvy agent guru Barbara Corcoran says “staging is no longer optional.”  Agents that understand the importance of staging include a professional stager on their team. All properties benefit from some degree of staging. The stager will work with clients to understand the needs and constraints, enhancing the property to appeal to buyers. Savvy agents that have a professional stager on their team are focused on listing and selling quickly.

Nairn Friemann‘s suggests ways an agent can incorporate staging. Those agents who incorporate staging understand the value it brings and can communicate clearly why staging is important.

“Staging costs too much” “Staging is a short-term, high yield investment”
“Staging wastes too much time” “Staging saves time by reducing days on the market”
“Staging is just fluffing” “Staging is savvy marketing”
“My listings always sell…eventually” “My listings sell faster and higher than the competition”
“Why should I pay for a consultation?” “Investing in a consultation helps me sell my listings”
“I won’t offend my seller by suggesting staging” “ I win listings by having a professional stager on my team”
“ I do my own staging” “I focus on marketing and selling my listings”
“Staging is just for vacant properties” “All properties benefit from some degree of staging”
“What is a stager?” “My staging pro is an indispensable member of my team”

Consider Your Shopping Values

Think of when you are shopping for yourself, what considerations do you have before making any purchase?

  • The price is the product worth the cost
  • Does the product have the features I want
  • Does the product satisfy my needs
  • How is that product presented to you?
  • How is it that you are persuaded to finally purchase that item?

These all enter a buyers mind to help make a decision on a purchase. The culmination of a professional marketing team creates the need that the buyer is seeking.

So the question stands, why would anyone put their home on the market without “merchandising” it first? Do they not want their product to be desirable to as many potential buyers as possible, and to appeal over any possible competition?

Savvy agents realize how to market properties, and turn them into sales. Now that is win-win all around.
