Lighting Can Help Sell Your House

Lighting can help you sell your house because it can help highlight the beauty of a room. For your interior photographs, it is important because it can tell a story to a buyer. Here are examples right from the MLS of homes currently on the market in my area. They will help explain what a seller needs to pay attention to.

Natural light

Make sure the natural light is coming in through the windows. This makes the house feel more like a home to a buyer. Highlight architectural details. If you have beautiful windows they should stand out and have natural light pouring through them. Don’t keep the natural sunlight hidden behind drapes and curtains. Buyers love light and bright rooms.

Speaking of natural light have your agent schedule your interior shots when the sun is pouring in the windows. It makes the rooms look more open and inviting. The warmth of the sun conveys coziness. Who wouldn’t want to look at a house the feels this way!

Keep in mind the other things that need to be addressed prior to professional photos. A seller has to make sure their house is clean, de-cluttered, up-to-date, and styled nicely. All those details help the rooms present well. Just because the sun is shining in when the photos are taken of your home, does not always mean the pictures will resonate with buyers. This picture is a good example. A neat clean kitchen with the light shining in will attract buyers more.

Lighting fixtures

If it is a cloudy day a professional photographer will be able to adjust the lighting afterward. You want your images in focus and looking bright.  Bright and light are cheery in a buyers mind.  Most of the lights appear to be turned on in this picture but the image is still dark. This is why it is important that a professional photographer takes the pictures of your listing. You want your house to present well on the MLS. Remember these images are the first impression a buyer receives of your house. You want them to be Instagram worthy!

Look at your light fixtures, objectively. Is your lighting up-to-date and current with the trends that are popular today? For a minimal investment, you can update dated light fixtures that will make a big impression.  Update any outdated light fixtures before you list and have your photo’s taken.  Make sure that the lights in your fixtures are all the same. Some lightbulb cast a different color than others and they can show up in a photo.
